Estates Roofing was able to assist another local landlord through their trusted property management agent. The tenant logged an issue with the flat roof over their bathroom with the property management company, who then asked us to visit and assess the issue.
Often with flat roof areas over a living space that have not been brought up to the modern requirements, this flat roof had water ingress penetrating the roof covering and water coming from within through condensation.
The challenge with a flat roof, is that in order to install them the temperature has to be above 5 degrees Celsius so the adhesive binds to the rubber and the board! So as the temperature was so low and we could not guarantee the quality as a result, we installed a temporary cover to the roof to stop the water ingress.
Fortunately, this two part problem can be tackled in one job. Our instant recommendation was to bring the roof up to the current standard for a flat roof over a living space in the form of an insulated cold roof. Now, we all know that sounds very contradicting so let me explain. Insulated flat roof systems are either a “cold roof” or a “warm roof”. Both are insulated, the only difference is a warm roof is insulated above the joists and a cold roof is insulated in-between the joists. Both do the same job when completed, but to install a warm roof, you build on top of the existing joists which raises the height of the flat roof by around eight inches! So in some scenarios this isn’t possible as there could be a window or obstruction above the flat roof preventing this from being possible.
This lead to us choosing the cold roof option on this job so we could replace the roof and make it secure without obstruction.
To look at the job without seeing pictures during the install, you would think it was like any normal flat roof. But these pictures show the difference of a proper job! The landlady was massively impressed to see the pictures of the roof before, the process during and the result after! She explained no roofer she had used before had done this was totally at ease using Estates Roofing!

This roof is now fixed from water penetration with an expected life expectancy of 40-50 years and a 10 Year Guarantee! What is more, especially given current circumstances, the flat has U value of 0.15 which is extremely energy efficient!
