What was the issue?
The customer contacted Estates Roofing for some advice on their roof which is situated in the lovely setting of Crooksbarn in Norton. The main concerns were regarding the ridges and hip on the property. There was also an ongoing issue with a valley which had received several attempted repairs previously. The valley was leaking but only when the wind was driving the rain towards the property from a particular direction. From our observations, it was clear that the cement had began to decay from the ridges and hips, leaving some of them loose, and therefore exposed to being lifted off the roof by strong winds. With a closer inspection of the valley from the loft space, we identified a split in the underfelt next to the valley board which was the cause of the leak on the valley.
Our recommendations
As the roof on this particular property was replaced in the 1990’s, the roof system as whole still has decades of life left to give. We therefore recommended modernising the roof using a dry fix system for the ridges and hips. Once the dry fix system is installed, this removes a massive element of maintenance to the roof and is very much a job that will last as long as the roof will. A dry ridge and hip system (when correctly installed) can also withstand wind speeds of over 100mph which, given the storms the North East experienced recently, gives the customer good peace of mind that they do not need to fear high winds.
The leak on the valley was located within the bottom metre of it. Therefore we were able to carry out a simple refurbishment to the base of the valley to fix the issue and guarantee the work against leaks for 10 years.
The customer agreed that this was the best action to reduce future spend on the roof and was the more comprehensive approach to take so the work was booked in to be carried out.
End Result
The work took 7 working days to complete due to the amount of ridges and hips that are present on this property (55 linear meters of ridge and hip in total) including the repair to the valley. The work was carried out efficiently, effectively and to the standard that is expected from Estates Roofing. This is not only our words but the feedback from the customer also.
